Booking Terms

These terms apply to stays booked directly with Eos Milos House, through this website, by email or by phone. Stays booked through Booking.com or another platform follow the payment and cancellation terms shown on that platform.

1. How booking works

1. Send us your dates and number of guests using the inquiry form, or by email or phone.
2. We reply with availability and the total price of your stay.
3. Your booking is confirmed once we receive the payment due at booking (see section 2). Our offer is for immediate booking: until we receive payment, the dates remain available to other guests.
4. We send you a written confirmation by email.

You can pay by bank transfer or by debit or credit card (Visa or Mastercard). The payment details are included in our offer.

2. Payment and cancellation

Stays of up to 3 nights

• The full amount is paid at the time of booking.
• Cancelled more than 3 months before arrival: 50% of the total is refunded.
• Cancelled less than 3 months before arrival: no refund.

Stays of 4 nights or more

• A 30% deposit is paid at the time of booking.
• The remaining 70% is due 20 days before arrival. By arrangement with us, it can also be paid on the day of arrival.
• Cancelled more than 3 months before arrival: the deposit is refunded in full.
• Cancelled less than 3 months before arrival: the deposit is not refunded. Once the balance has been paid, the full amount is non-refundable.
• If the balance is not paid by its due date, or by the date agreed with us, we may cancel the booking and keep the deposit.

Bookings made less than 60 days before arrival

The full amount is paid at the time of booking and is non-refundable, whatever the length of the stay.

How to cancel

Cancellations must be sent in writing to info@eosmiloshouse.com. The date we receive your email is the cancellation date. Refunds are paid to the account the payment came from, within 14 days.

If we ever have to cancel your booking, we refund everything you have paid, in full.

Because a booking is for specific dates, the 14-day right of withdrawal for distance contracts does not apply (Article 16(l), Directive 2011/83/EU).

3. Changes and number of guests

• Once a booking is confirmed and paid, the dates and the number of guests cannot be changed.
• The villa accommodates up to 8 guests.

4. Arrival and departure

• Check-in is from 15:30 to 23:00. Check-out is by 11:00.
• Please let us know your estimated arrival time in advance, in the message box of the inquiry form or by contacting us.
• The guest who made the booking must show a valid photo ID at check-in.

Climate resilience fee. Set by the Greek state and paid on arrival: €15 per night from April to October and €4 per night from November to March. If the state changes the rate, the new rate applies.

5. Not included in the price

Special requests are subject to availability and may carry an extra charge.

6. During your stay

• Parties and events are not allowed.
• Out of respect for our neighbours, please keep noise low in the evening, especially in larger groups.
• Pets are not allowed.
• Please leave the house in the condition you found it. Report any damage straight away; repair or replacement costs may be charged.
